Adarsh Projects in Panathur

Panathur sits in East Bengaluru, between Bellandur and Varthur. Panathur Main Road runs off the Outer Ring Road (ORR) towards Varthur. Most office traffic here heads to the ORR tech parks.

Adarsh has one live launch on this road, Adarsh Parkland Phase 2.

Parkland Phase 2 is a new launch of 2.5 and 3 BHK flats. It sits next to Phase 1, and Adarsh says a bridge will link the two phases. Its brochure puts the whole campus at over 21 acres, with 70% open space.

The extra half room in the 2.5 BHK is a study. All three bedrooms in the 3 BHK have their own bathroom. Adarsh lists more than 50 amenities across the campus. They include 4 badminton courts, a 25 m lap pool and a cricket and football field.

The ORR Blue Line will run from Silk Board to KR Puram. Deccan Herald reported in August 2026 that trials start in October and the line is due by March 2027. Adarsh gives no distance to a station, so plan for a last-mile ride.

Roads are the weak point. Panathur Main Road and its underbridge are known choke points, per Deccan Herald. A ₹450 crore upgrade of the 17 km Silk Board–KR Puram ORR stretch was cleared in January 2026, per Deccan Herald. Expect work zones. Drive the route at 9 am before you book.

A good fit

• IT staff who work on the ORR or in Whitefield.
• Families who want a big 3 BHK and can wait for hand-over.
• Buyers who want a known brand. Adarsh says it has built in Bangalore since 1988.

A poor fit

• Buyers who need a home to live in this year.
• Short-term investors. You pay now and earn no rent until hand-over.
• Buyers who want a metro station at the gate.

Ask the sales desk for a signed cost sheet. Karnataka charges 5% stamp duty, a 2% registration fee and about 0.6% cess, per Deccan Herald. Add 5% GST for a flat under construction. Search both Parkland RERA numbers on the K-RERA portal.
