Devanahalli property investment makes sense in 2026 if you can hold for 7 to 10 years. The airport keeps growing, and big employers have arrived. But the metro is late, rent on land is zero, and supply is high. Buy only clean, RERA-registered stock.

Why Devanahalli is on every investor's list
Devanahalli is a taluk in Bengaluru Rural district. It sits next to KIAL, on the north side of the city. For years it was mostly farm land. The airport changed that.
Three things now pull buyers here. The first is the airport and the jobs around it. The second is new roads and a metro line under work. The third is large factories and business parks in the same belt.
None of this is a promise of profit. Each project has its own timeline, and some have slipped. The next sections show where each one stands today. Our Devanahalli area guide keeps the local projects in one place.
Infrastructure status in September 2026
Status changes often. We list the date of every source so you can judge how fresh it is. Check again before you pay.
Kempegowda International Airport growth
KIAL handled 44.47 million passengers in FY 2025-26. That is from a Deccan Herald report dated 16 May 2026. The same report says the airport has now served over 400 million people in total. International traffic grew 23.9% that year, and the airport moved 532,000 tonnes of cargo.
The airport plans more room. In November 2023, Deccan Herald reported that a third terminal (T3) could take yearly traffic to 90 to 100 million. We could not find a firm, dated T3 finish date in current reports. Treat T3 as a long-range plan, not a near-term driver.
More flights bring more airline staff, cargo firms, hotels and service jobs. Many of those workers want to live close to work. That is the core demand case, and the location section of the Savana Phase 3 page shows where that layout sits.
Airport metro (Blue Line) status
The airport metro is the Hebbal to KIAL stretch of Namma Metro's Blue Line. Deccan Herald puts this stretch at 27.44 km. The target has moved many times.
- July 2025: Deccan Herald reported an early 2027 target for the airport line.
- June 2026: Minister Krishna Byre Gowda restated a June 2027 deadline, per Deccan Herald.
- 20 August 2026: Deccan Herald reported the stretch was only about 80% complete. It called September 2027 a more realistic date.
- 23 August 2026: Deccan Herald put the Hebbal to airport link at September–October 2027. It said the full Blue Line may open only by March 2028.
The same 20 August report gives a KR Puram to Hebbal target of December 2027. Do not base your purchase on the metro opening on time.
The line ends at the airport terminals. Devanahalli town and most plotted layouts sit further out. You will still need a road trip to reach a station.
Satellite Town Ring Road (STRR)
The STRR is a planned 288 km ring road that links Bengaluru with nearby towns. Deccan Herald names Dobbaspet, Devanahalli, Hoskote and Ramanagara among them.
The Doddaballapur to Hoskote section is already open. Deccan Herald reported that tolls on it began on 17 November 2023. For Devanahalli, this open northern arc already matters. It lets trucks and cars skip the city to reach Hoskote and the east.
The rest of the road is slow. In June 2026, Deccan Herald reported that NHAI tenders still waited on central approval. It said the full STRR is unlikely to open before 2029.
Foxconn and the ITIR industrial area
Foxconn built an iPhone plant on 300 acres in the ITIR industrial area. The land spans Doddaballapura and Devanahalli taluks. In May 2025, Minister M B Patil put the capital investment at ₹21,911 crore, per Business Standard.
In December 2025, Business Standard reported that the plant hired about 30,000 people in nine months. Women make up around 80% of the staff, and most are 19 to 24 years old. The average pay is about ₹18,000 a month. The report says the plant could employ up to 50,000 people at full scale.
This is a big job engine. But be clear about who those workers are. Most are young, earn modest pay, and get free housing from the firm.
They will rent rooms and hostels, not buy ₹88 lakh plots. The gain for premium plots comes more from managers, suppliers and service firms.
Aerospace Park and Hardware Park
The state's aerospace and defence park sits in Devanahalli, near the airport. The plan to grow it hit a setback, though.
The state planned to take 1,777 acres in Channarayapatna and 13 other villages for the park. Farmers protested for about 1,194 days, per ETV Bharat. The state dropped the plan. On 6 December 2025, it declared that land a permanent special agriculture zone.
Minister M B Patil said on 12 December 2025 that the park plan will still go ahead. But he did not name new land for it in that Deccan Herald report. Expect slower growth on this front than the brochures suggest.

Price trends in Devanahalli
Prices here have risen, but you should test the hype. Use city data and local deal data together.
City-wide numbers
In July 2026, Business Standard reported a research study on the first half of 2026. It found Bengaluru had the highest yearly home sales growth among top cities, at 5%.
A second study, reported by Business Standard in August 2026, gives a longer view. Bengaluru's average capital value rose from ₹4,975 per sq ft in 2019 to ₹9,450 in Q2 2026. That is a 90% rise. Rental yield rose from 3.6% to 4.6% over the same period.
These are city figures, and they track apartments. They do not tell you what Devanahalli plots did.
Devanahalli numbers
We could not find a Devanahalli price or rent series from a government source or a major news outlet. So we do not quote one. Online averages mostly come from listings, not deals.

Plot vs apartment in Devanahalli
Most buyers here choose plots. That makes sense, since land is the scarce asset near an airport. But a plot is not right for everyone.

The loan and tax rows come from Business Standard's plot loan guide and its report on RBI's loan-to-value caps. The GST rates come from the GST Council's 2019 decision, per PIB.
A plot gives you land value and control. An apartment gives you rent and an easier loan. Your choice depends on cash flow more than on taste.

Costs to budget for
Deccan Herald reported in August 2025 that buyers pay 5% stamp duty and about 0.6% in cess and other duties. The registration fee rose from 1% to 2% from 31 August 2025. That makes about 7.6% in total. Check the latest rates with your lawyer.
On GST, ask how the builder bills the plot. Development work such as water lines, drains or roads may be billed as a service. Ask for a cost sheet that splits land and service charges, and ask a CA how GST applies.
What 10 years could look like
Nobody can promise a growth rate. So we show a range instead. The table below takes an ₹88 lakh purchase and grows it at three rates for 10 years.
These are illustrative numbers, not a forecast. They leave out stamp duty, loan interest, upkeep and tax.

Now add the costs back in. You pay about ₹6.7 lakh in stamp duty, cess and registration at 7.6%. If you borrow, you pay interest for years with no rent coming in.
At 4% a year, a loan-funded plot can end up with a small real gain or a loss. At 8%, it does well. The gap between those two outcomes is why hold period and cash flow matter so much.
City data gives a note of caution. The 90% rise from 2019 to 2026 covers Bengaluru apartments as a whole. A single layout can do far better or far worse, so do not assume the high case. Our investment view on Adarsh Savana Phase 3 applies the same caution.
Rent reality in Devanahalli
If you want income, rent is the number to test. Business Standard's August 2026 report puts the Bengaluru average rental yield at 4.6%.
We found no official or major-news rent figure for Devanahalli itself. Get current asking rents from local agents, and confirm them with at least three live listings of the same size.
A plot earns nothing until you build. Some owners build a small house and rent it out. That needs:
- a second loan or more savings,
- an architect, a contractor and plan approval,
- and a year or more of time.

How to judge a plot quote
Two plots in the same layout can differ a lot in price. Use these tests to judge a quote.
Compare with guidance value
The state sets a guidance value for each area. Your lawyer can look up the value for the survey number. The state charges stamp duty on the higher of the deal price and the guidance value.
A quote far above guidance value is not always wrong. Branded layouts with amenities cost more. But the gap tells you how much you pay for the brand and the gate.
Check the plot itself
- Facing. Many buyers prefer east or north facing plots. Builders often charge extra for them.
- Corner or not. Corner plots get two roads but usually cost more.
- Road width. A wider road in front helps resale.
- Shape. A clean rectangle is easier to build on than an odd shape.
- Level. A plot below road level may flood in heavy rain.

Ask for every line in writing. Common extras include development charges, club fees, a corpus fund, legal fees and water or power deposits. Some builders add a premium for plot location inside the layout.

Mistakes Devanahalli buyers make
We see the same errors again and again. Avoid these.
- Buying for the metro alone. The metro date has moved. Buy for what already exists.
- Skipping the lawyer. A legal check costs far less than a bad title.
- Trusting a WhatsApp price list. Prices and RERA numbers online often clash. Get a signed cost sheet.
- Ignoring the drive. Map times at midnight look great. Try the drive at 9 am on a weekday.
- Borrowing to the limit. Plot EMIs run with no rent. Keep a cash cushion.
- Buying the cheapest layout. Low prices sometimes mean weak approvals or poor roads.
Plan your exit before you enter
Think about who will buy your plot in 10 years. Most resale buyers want to build a home. They look for a finished layout, working water and power, and a good road.
A plot in a busy, well-kept layout sells faster. A plot in a half-built or empty layout sells slowly. Ask how many owners have already built houses in earlier phases of a project.

Delay risk
The airport metro has missed dates again and again. Deccan Herald now expects the airport link in late 2027. If you buy for a metro-driven price jump, you may wait longer than you plan.
Supply risk
North Bangalore has many plotted layouts on sale at once. Too much supply can cap resale prices for years. Ask how many plots are unsold in and around your layout.
No income while you wait
A plot pays no rent. You pay EMIs, tax and upkeep with no cash coming in. Many buyers sell early for this reason, often at a poor price.
Policy and land-use risk
The 1,777-acre reversal shows that state plans can change. A job hub that looks certain today may shift elsewhere. Buy for the jobs that already exist, not the ones on a map.
Second-airport risk
Karnataka is working on a second airport for Bengaluru. Deccan Herald reported in September 2025 that HAL airport may also reopen before May 2033. BIAL's exclusivity deal ends that month. More airports could shift some growth away from KIAL over the long run.
Liquidity risk
Selling a plot can take months. Buyers want clean papers, a good road and a fair price. Resale plots also compete with new launches that offer easy payment plans.
Legal checks before you pay
Most plot losses come from bad papers, not bad prices. Do these checks before you pay a booking amount.
- K-RERA registration. Search the project on the K-RERA portal. Match the RERA number, the promoter name and the layout plan.
- DC conversion. The owner must convert the land from farm use to residential use. Ask for the Deputy Commissioner's order.
- Layout approval. Check the approved plan from the local planning authority. Match plot numbers and road widths to the plan.
- Title chain. Ask a lawyer to trace ownership for at least 30 years.
- Encumbrance certificate. Confirm there is no loan or legal claim on the land.

- Release of plots. In many layouts, some plots stay mortgaged to the authority until the builder finishes civil work. Confirm the authority has released your plot for sale.

How to finance a Devanahalli plot
A plot loan works differently from a home loan. Business Standard's plot loan guide says lenders may fund only 60% to 75% of a plot's value. So you need more cash up front.
The same guide says a plot loan gives no tax benefit until you finish building a house. If you plan to build within a few years, ask lenders about a loan that covers both the plot and the build.
Rates move with the RBI repo rate. The RBI held the repo at 5.25% in August 2026, per Business Standard. In late August 2026, Business Standard found home loan rates starting at 7% a year.

Adarsh Savana Phase 3 is a plotted project in Devanahalli by Adarsh Developers. It targets buyers who want a gated layout with a known builder name.

At about ₹7,350* per sq ft for land, the project sits at the premium end of the local plot market. You pay for the brand, the gated setting and the amenities. Compare that premium with smaller layouts nearby.
Adarsh Developers lists EX/PRM/KA/RERA/1250/303/PR/201001/003613 as the Phase I number. It shows no separate Phase 3 number. Other numbers circulate online, but we could not verify them.
