Adarsh Plotted Developments in Bangalore

Adarsh sells gated villa plots through Adarsh Savana near Kempegowda International Airport. You buy land inside a managed layout and build when you are ready.

What Adarsh offers in plots

Adarsh Developers has one plotted project on this site: Adarsh Savana Phase 3. It is the newest phase of Adarsh Savana, the first plotted layout by Adarsh Developers. Adarsh places the layout in Yelahanka Extension, North Bengaluru, on the airport side of the city. It markets the plots as near Devanahalli.

You buy land here, not a flat. You pick a plot, pay for it and build your own house later. Adarsh lists a 99-acre Savana layout with a 44,000 sq ft clubhouse and 11 acres of landscaping. You can walk the earlier phases on a site visit.

Plot sizes and prices

  • Sapphire (30x40): 1,200 sq ft, from an indicative ₹88.25 lakh*, about ₹7,354 per sq ft*
  • Ruby: 1,500 sq ft, price on request
  • Diamond (40x60): 2,400 sq ft, price on request
  • Premium: 4,000 sq ft, price on request

Karnataka adds 5% stamp duty, a 2% registration fee and about 0.6% cess, per Deccan Herald. That takes a ₹88.25 lakh* plot to about ₹95 lakh*. Corner and park-facing plots may cost extra. The Adarsh Savana Phase 3 price list shows the full sum.

Is Adarsh Welkin Park a plot project?

No. Adarsh Welkin Park off Sarjapur Road has villas on 2,400 and 4,000 sq ft sites. But you buy a finished villa, not an empty plot. The villas have their own K-RERA number. We compare the two below.

A plot lets you design your own home and build when you are ready. But it earns no rent until you build, and the build cost comes on top. A villa is ready to live in once handed over. Our plot vs apartment guide runs the numbers.

What to check before you buy a plot

Run these checks on any layout, Savana included.

Approvals and RERA

  • Land conversion order: proves the land is cleared for non-farm use.
  • Layout approval: near the airport, BIAAPA (Bangalore International Airport Area Planning Authority) approves layouts. Ask for the release letter that covers your plot.
  • K-RERA record: match the project name, survey numbers, plot count and completion date on the K-RERA portal.

Adarsh Developers states that Savana has BIAAPA approval and A-khata. Ask for copies that name Phase 3. Adarsh lists only the Phase I RERA number, so find the Phase 3 number on the portal before you pay.

Title and khata

  • Title deed and mother deed: show that the seller owns the land and past owners were genuine.
  • Encumbrance certificate: shows no loans or claims. Get a fresh one just before you register.
  • Khata: an A khata means the property meets every legal and planning rule. A B khata signals a gap, and few banks lend on it.

Our 14-document plot checklist explains each paper. The A khata vs B khata vs E khata guide covers khata status in detail.

Loans

A plot loan pays for land only. A Business Standard guide puts plot funding at 60% to 75% of value, often for 5 to 15 years. A pure plot loan earns no tax break until the house is complete. Read plot loan vs home loan before you apply. Ask the sales desk which banks have approved the layout.

Where the Savana plots sit

The layout suits you if you work on the airport side. Adarsh puts Stonehill International School and the Padukone-Dravid Centre about 5 minutes away. South and east Bangalore are far. Electronic City, Sarjapur Road and Whitefield all mean a long daily drive.

BMRCL is building the Hebbal–airport metro section. Deccan Herald reported it is unlikely to open before September 2027. Read the Devanahalli area guide and is Devanahalli a good investment for the wider picture.
