Adarsh Savana Phase 3 is the newest phase of Adarsh Savana, the first plotted layout by Adarsh Developers. It sits in North Bengaluru, on the airport side of the city. Adarsh lists plots from 1,200 to 4,000 sq ft. Our indicative entry price is ₹88.25 lakh*, as of September 2026.
You buy land here, not a flat. You pick a plot, pay for it, and build your own house later. Adarsh Developers places the layout in Yelahanka Extension and markets it as plots near Devanahalli. Our Devanahalli area guide covers the wider belt.
Who this project suits
This phase fits three kinds of buyers:
- Airport-belt workers. You work at the airport or in the job hubs around it, and you want a short drive.
- Patient investors. You want land in a branded layout and can wait several years for growth.
- Future home builders. You want to design your own villa, not live in a tower.
It suits you less if you need rent from day one. It also suits you less if your office sits in Electronic City or Sarjapur Road.
What makes it different
Adarsh Developers lists over 32 years in real estate. Savana has earlier phases, so you can walk the layout, parks and clubhouse on a site visit. A brochure alone tells you far less.
Adarsh Developers lists a 99-acre Savana layout with a 44,000 sq ft clubhouse and 11 acres of landscaping. Ask the sales team how Phase 3 buyers get access and what the membership costs.
What we could not confirm yet
Some public data on this phase conflicts. Adarsh's project page gives 99 acres for the whole layout. Its Devanahalli landing page gives 100 acres and about 1,100 plots. Neither page gives a Phase 3 area or plot count.
Adarsh lists only the Phase I RERA number and publishes no prices. We mark every item we could not confirm with "To be confirmed". Use this page as a checklist for your talk with the sales team.

The entry plot is a 30x40 site of 1,200 sq ft at an indicative ₹88.25 lakh*. That works out to about ₹7,354 per sq ft*. Adarsh lists four plot types: Sapphire, Ruby, Diamond and premium plots.
Adarsh does not publish prices, so the sales desk quotes bigger plots on request.

Why you may see other prices
You may see other figures quoted online for Adarsh Savana. Some may belong to earlier phases or old price sheets. Treat ₹88.25 lakh* as a planning figure only, until the official Phase 3 sheet says otherwise.
The all-in cost of a 1,200 sq ft plot
The base price is not what you pay. Add these costs to get your real number:
- Stamp duty: 5% of the value in Karnataka.
- Other duties and cess: about 0.6% more, per Deccan Herald.
- Registration fee: 2% of the value. Karnataka raised it from 1% from 31 August 2025.
- PLC: corner, park-facing or wide-road plots may cost extra.
- Other charges: ask about infrastructure, clubhouse, water, power and maintenance deposits.

- • Corner, park-facing and wider-road plots may carry a preferential location charge (PLC). Ask for the PLC list in writing.
- • Ask whether the price includes infrastructure charges, clubhouse membership, BESCOM and BWSSB or water deposits, and maintenance advance.

Adarsh Savana Phase 3 master plan and plot layouts
Adarsh Developers lists four plot sizes in Savana. Each one suits a different kind of house.
- 1,200 sq ft (Sapphire, 30x40): the standard Bengaluru site. It fits a compact duplex for a small family.
- 1,500 sq ft (Ruby): a little more land. You gain room for a front garden or a bigger car porch.
- 2,400 sq ft (Diamond, 40x60): a wide site. It fits a large villa with setbacks on all sides.
- 4,000 sq ft (premium): the biggest option. It suits a bungalow with a lawn.
Adarsh lists LED and solar street lights, rainwater harvesting and pollution monitors. It does not publish road widths or utility details for Phase 3, so ask for them.
What to ask about the master plan
We have not seen the approved Phase 3 master plan. Before you pick a plot, ask the sales team for:
- The approved layout plan with your plot number marked.
- The road width in front of your plot.
- The plot's facing, and whether it changes the price.
- The distance to the clubhouse and the main gate.
- The FAR and height rules for your plot.
Check which plots face parks or sit on corners. Those may carry a premium, so price them before you choose. Our review's master plan notes list more checks.

Adarsh Savana shares its amenities across the layout. Adarsh Developers lists a 44,000 sq ft clubhouse and over 50 amenities. Here is its list, grouped by use:

How to judge the amenities
Amenities in a plotted layout work in a different way than in a tower. You may build your house five years after you buy. So the clubhouse matters most for the families who already live in the earlier phases.
That gives you a real test here. Ask to visit the clubhouse on your site visit and check the gym and the upkeep.
Ask a current resident how the owners' association runs things. Then decide if the monthly charge is worth it to you.
Ask three questions before you book:
- Do Phase 3 owners get full clubhouse access?
- Is the membership fee part of the price?
- Does Phase 3 get any new amenities of its own?

Drive times change with traffic, so test the route at peak hour.
Roads and metro
NH 44, also called Bellary Road, links the airport side to Hebbal and the city. The Satellite Town Ring Road (STRR) is a 288-km ring around Bengaluru. Its Doddaballapur–Hoskote section opened for tolls in November 2023, per Deccan Herald.
BMRCL is building the Hebbal–airport metro section. It planned to open it by June 2027. In August 2026, Deccan Herald reported it is unlikely to open before September 2027.
Where the commute works
The layout works well if your job sits on the airport side. Ask the sales desk for the gate address. Then time the drive to your office on a weekday.
Where the commute hurts
South and east Bangalore sit far away. Electronic City, Sarjapur Road and Whitefield all mean a long daily drive. If you work there, a daily commute from this belt will wear you down.
Traffic on NH 44 near Hebbal can add a lot of time at peak hours. If you plan to drive into the city each day, test the trip on a weekday morning before you book.
How to test the location
Do these three checks on your site visit:
- Drive from the Phase 3 gate to your office at the hour you would leave for work.
- Find the nearest school and hospital you would use, and time the trip.
- Check where you would buy groceries and medicines on a weekday evening.

Adarsh Savana Phase 3 specifications
A plotted layout has no flooring or kitchen specs. The specs that matter are the roads, utilities and services outside your plot. Here is what Adarsh Developers lists for Savana:
- Lighting: LED and solar street lights.
- Green features: rainwater harvesting and green-alert pollution monitors.
- Open space: walkways, parks and landscaped areas.
Specs you still need to confirm
We could not verify these items. Ask for them in writing:
- The width of the internal roads and the drain design.
- The water source, the supply lines and the connection charge.
- Whether power cables run underground, and whether each plot gets a BESCOM meter.
- The sewage network and treatment plant.
- The FAR and the height limit for your plot.
- The compound wall, gate and security design.
- Any building guidelines the association enforces, such as colour or setback rules.

Adarsh Savana Phase 3 payment plan and loans
Adarsh has not published a Phase 3 payment plan that we could verify. Ask the sales desk to fill in each stage:

The case against buying now
Land does not pay you while you wait. Your money sits in the plot, and you pay loan interest if you borrowed. If prices stay flat for a few years, your real return falls.
Growth drivers can also slip. Deccan Herald reports the airport metro is unlikely to meet its June 2027 plan. Build your plan around your own need for the plot, not around a single project date.
How to test the price yourself
Compare the ₹7,354* rate with resale plots in the earlier Savana phases. Ask two local brokers for recent deals. If the resale rate sits close to the new price, the launch price looks fair. If it sits far below, wait or negotiate.

What the table tells you
Adarsh Savana Phase 3 is the easiest of the three to check today. Adarsh publishes its plot sizes, clubhouse and Phase I RERA number. In July 2025, Business Standard reported that Godrej Properties bought 48 acres in Doddaballapur for plots. The report did not name the project.
