Adarsh Parkland Phase 2 at a glance
Adarsh Parkland Phase 2 is a new launch of 2.5 and 3 BHK flats on Panathur Main Road, East Bangalore. Adarsh Developers lists sizes of 1,475 and 1,850 sq ft. It has not published a price or a handover date, so ask the sales desk and check K-RERA.
Phase 2 sits next to Phase 1 of the same project. Adarsh says a bridge will link the two phases. Its brochure puts the whole campus at over 21 acres, with 70% open space.
The plan suits two kinds of buyers:
- IT staff who work on the Outer Ring Road (ORR) or in Whitefield
- Families who want a big 3 BHK and can wait for handover
It also suits buyers who want a known brand. Adarsh Developers says it has built in Bangalore since 1988. Its own location map marks several of its projects in East Bangalore.

Adarsh Developers has not published a Phase 2 price list. Third-party pages quote a wide spread of figures, and none of them is official. So we list the price as "on request" until the sales desk issues a cost sheet.
When you get a quote, check these points:
- The base rate per sq ft, in writing
- What "all-inclusive" covers, line by line
- Car park, club, legal and power charges
- The booking amount and the payment stages
What you pay on top
Karnataka charges 5% stamp duty and a 2% registration fee, plus about 0.6% cess. Deccan Herald reported the fee rise from 1% to 2% on 31 August 2025.

Master plan and floor plans
Adarsh's Phase 2 brochure shows a master plan with seven residential blocks and a clubhouse. That plan covers the whole Parkland campus. Its June 2026 site photos tag Blocks 1 and 2 to Phase 1 and Block 5 to Phase 2.
Adarsh has not published the Phase 2 land area, unit count or floor count. Check the plan on the K-RERA page.

The 2.5 BHK has a 1,475 sq ft super area, per Adarsh. Its extra half room is a 12'2" x 8'2" study. That fits a desk or a single bed.

The site sits on Panathur Main Road, off the ORR near Varthur. Most office traffic here heads to the ORR tech parks.

The Blue Line of Namma Metro will run along the ORR, from Silk Board to KR Puram. Deccan Herald reported in August 2026 that trials start in October and the line is due by March 2027. Adarsh gives no distance to a station.
Traffic is the big issue. Bengaluru ranked as the world's second most congested city in 2025, per Deccan Herald. Drive the route at 9 am before you book.

Adarsh has not published a booking amount or a stage-wise plan. Most under-construction projects link payments to building stages. Ask for the plan in writing.
Adarsh has not published a list of approved lenders either. Before you book:

- Check with your own bank that it will fund the project
