Adarsh Savana vs Godrej Varanya: the short answer
Choose Adarsh Savana Phase 3 if you want:
- Published plot sizes and a clubhouse size from the developer
- A large layout with earlier phases you can visit
- A project that already shows a RERA number (though you must check which phase it covers)
Consider a Godrej plot in Doddaballapur if you want:
- The Godrej brand name
- A newer launch
- A location on the Doddaballapur side of North Bengaluru
Before either, read the next section. The Godrej side of this comparison has a big question mark.

A warning about the "Godrej Varanya" name
The name "Godrej Varanya, Bangalore" appears on marketing websites. We found no K-RERA record under that name. We also found no government or major-news report of it.
Here is what we can confirm about Godrej plots in the area:
- In July 2025, Business Standard reported that Godrej Properties bought 48 acres in Doddaballapur for plots.
- The report put the saleable area at 1.1 million sq ft.
- It did not name the project.
Marketing sites use more than one name for Godrej plots in Doddaballapur. We cannot tell whether these refer to the same project, two projects, or a naming mix-up.
What this means for you: wait before you book a "Godrej Varanya" plot in Bangalore. First, find the project on the K-RERA portal under Godrej's name. Ask the sales desk for the exact project name, survey numbers and RERA number.
In the rest of this guide, "Godrej Varanya" means the Godrej plot project on the Doddaballapur land, whatever its final name. Our RERA checks in the Savana review work for both projects.

We cannot answer this yet. We found no government or major-news source for a Godrej Doddaballapur plot price. Here is the Savana side, from our indicative figure.

A higher price does not always mean better value, and a lower price is not always a bargain. A brand, a newer layout or a better plot mix can lift a rate. Location or large supply can hold one down.
Add the state charges
Both projects attract the same Karnataka charges. Deccan Herald reports 5% stamp duty and about 0.6% in other duties and cess. The registration fee rose from 1% to 2% from 31 August 2025, per Deccan Herald.
Together, these come to about 7.6% of the price.

Location: Savana vs Doddaballapur
Both projects sit in North Bengaluru. But they sit on different sides, and that shapes daily life.
Adarsh Savana: the airport side
Adarsh Developers places Savana in Yelahanka Extension, near Kempegowda International Airport. It markets the layout as plots near Devanahalli. The main route to the city is NH 44 via Yelahanka and Hebbal.

- Stonehill International School and the Padukone-Dravid Centre, each about a 5-minute drive, per Adarsh
Adarsh gives no km distance to the airport. Map it yourself from the site gate.

Godrej: the Doddaballapur side
Business Standard linked the Godrej Doddaballapur land to good airport links and the Satellite Town Ring Road (STRR). It also named Nandi Hills as a nearby draw. The report gave no distances.
The STRR's Doddaballapur–Hoskote section opened for tolls in November 2023, per Deccan Herald. That road links Doddaballapur with the airport side of the city.
Which location suits you?
- You work at the airport: Savana's side may be closer. Check the drive.
- You work in Doddaballapur: a Doddaballapur plot may cut your commute.
- You work in central Bengaluru: both are long drives. Test each at peak hour.
- You work in East or South Bengaluru: both are hard daily commutes.
Plot sizes and layout
Adarsh Developers lists four Savana sizes. We found no allowed source for Godrej plot sizes.

Scale differs too. Adarsh lists 99 acres and about 1,100 plots for the whole Savana layout. Business Standard gives 48 acres for the Godrej land.
A bigger layout can support a bigger clubhouse and more open space. It also means more plots for sale, which can slow resale. A smaller layout may feel quieter but may offer fewer shared facilities.
Ask each builder for the master plan. Check the road widths, the park sizes and what sits at the edges. Our Savana master plan notes list the questions to ask.

Legal and RERA
This is the biggest gap between the two.
Adarsh Savana Phase 3
Adarsh Developers lists one RERA number for Savana:
- Phase I: PRM/KA/RERA/1250/303/PR/201001/003613
It gives no Phase 3 number, so we could not confirm which record covers Phase 3.

Godrej Varanya
We found no RERA number for a Godrej Varanya project in Bangalore as of September 2026.
Under the RERA Act, plotted projects of 500 sq m or more must register with the state regulator, per PIB. So be wary of any booking offer that comes before a RERA number.
Your legal checklist for either project
- Find the project on K-RERA under the builder's name.
- Match the survey numbers to your plot.
- Get the DC conversion order and the layout approval.
- Get the khata extract for your plot.
- Have your own lawyer check a 30-year title.

We found no handover date for either project in a source we trust. Rely on the date in each K-RERA record once you find it.
For a plot, handover means the layout work is complete and you can register. You still need time to build your house after that. Our Savana review explains what possession means for a plot.
Developer track record
Adarsh Developers says it has more than 32 years of experience in real estate. It calls Savana its first plotted development. Earlier Savana phases give you a place to test its work on the ground.
Godrej Properties bought its Doddaballapur land in 2025, per Business Standard. So there is no older Godrej phase at that site to inspect.
In both cases, check the K-RERA portal for complaints against the builder's other projects. A brand name helps, but it does not replace your own checks.
Questions to ask both sales teams
Put the same questions to each builder. Then compare the answers side by side. Ask for each answer in writing.
- What is the exact project name and RERA number?
- What are the survey numbers for my plot?
- What is the rate per sq ft, and what premiums apply?
- What builder charges will I pay on top?
- Which charges carry GST?
- What is the handover date in the RERA record?
- What are the building rules for my plot?
- Which banks have approved the project?
- What is the refund if I cancel?
If one team cannot answer the first question, stop there. A plot without a clear RERA record is not ready to buy.
Walk both sites on the same day if you can. Drive each route at peak hour. That one trip will tell you more about the commute than any listing. Our plot loan guide helps with question 8.

Our verdict
For most plot buyers today, Adarsh Savana Phase 3 is the easier project to evaluate. It has published sizes, a known layout, older phases to visit and a RERA number to search. Its RERA gap is a real flaw, but a search on the K-RERA portal can settle it.
Godrej Varanya is not ready for a fair comparison yet. We could not confirm the name, the price or a RERA number. If Godrej launches its Doddaballapur plot project with full RERA details, it may be worth a look. Until then, treat any "Varanya" offer with care.
