Adarsh Projects in Sarjapur Road

Sarjapur Road runs south-east from the Outer Ring Road (ORR) tech belt towards Sarjapur town. Adarsh has two live projects here.

Adarsh Tropica Phase 2 sits off Sarjapur Road. Adarsh Welkin Park sits on Rayasandra Main Road, off Sarjapur Road, near Gattahalli Lake.

Adarsh Tropica Phase 2

Tropica Phase 2 offers 2.5 BHK flats of 1,385–1,395 sq ft and 3 BHK flats of 1,600–1,610 sq ft, per Adarsh. Adarsh lists more than 30 amenities. They include a tennis court, badminton courts, a pool and a health club. Phase 2 has its own K-RERA number, PRM/KA/RERA/1251/446/PR/010325/007535. Adarsh Welkin Park

Welkin Park is a large township with flats and villas. The Sky Residences are high-rise towers of G + 25 floors. The villas sit on 2,400 and 4,000 sq ft sites. Adarsh lists 75+ amenities, a 73,000 sq ft clubhouse and 72% open space. The project has three K-RERA numbers: two for the flats and one for the villas. Adarsh's brochure gives these rough distances from Welkin Park. We have not driven them yet.

• Edenbridge International School: 3 km
• National Public School and TCS: 4 km
• Springleaf Hospital: 5 km
• Manipal Hospital, Sarjapur Road and Infosys: 8 km
• Eco World: 10 km

Adarsh gives no distances for Tropica. Test each drive yourself at peak hour.

No metro serves this stretch today. The planned Sarjapur–Hebbal line, Phase 3A, would serve this belt. The state cabinet cleared it in December 2024, per Deccan Herald. Deccan Herald reported in July 2026 that it may open only by April 2033. The ORR Blue Line from Silk Board to KR Puram is closer. Deccan Herald reported trials from October 2026 and a March 2027 target.

Traffic is the daily reality. Bengaluru ranked as the world's second most congested city in a 2025 global index, per Deccan Herald.

A good fit

• People who work at the offices along Sarjapur Road.
• Families who want a big, gated campus with a large club.
• Villa buyers who want a gated address near Sarjapur Road, at Welkin Park.

A poor fit

• Buyers who need to move in this year. Both projects are under construction.
• People who drive daily to Whitefield or Electronic City. Plan for a long drive at peak hours.
• Buyers paying extra for the metro. Phase 3A is years away.

Neither project has a published price, booking amount or hand-over date. Ask for a signed cost sheet. For every ₹1 Cr of agreement value, add about ₹12.6 lakh for 5% GST, stamp duty, registration and cess. Read the completion date on the K-RERA portal, not the brochure.
