Adarsh Parkland Phase 2 is a sound end-user pick if you work on the Outer Ring Road and can wait for handover. The catch is that Adarsh has not published a price or a handover date yet. Get both in writing first.

The gaps in that table matter. Adarsh gives campus-wide figures, not Phase 2 figures. Check the Phase 2 record on the K-RERA portal before you rely on any land, unit or date figure. Our project page legal notes list what to look for.

What does a flat cost?

Adarsh Developers has not published a Phase 2 price list. Third-party pages quote a wide spread of figures, and none of them is official. So we don't repeat those numbers here.

Here is what you can do instead:

  • Ask for the base rate per sq ft, in writing.
  • Ask what "all-inclusive" covers, line by line.
  • Ask for car park, club, legal and utility charges.
  • Compare the offer with the live price section on the project page.

Taxes and fees on top of the price

Base price is not what you pay. Government taxes add a fixed share on top. This table shows the cost per ₹1 Cr of agreement value.

That adds up to about ₹12.6 lakh for every ₹1 Cr, before the builder's own extra charges. Stamp duty applies to the registered value, so treat this as a floor.

The 5% GST rate without input tax credit comes from the GST Council's 2019 decision, per PIB. Deccan Herald reported in August 2025 that the registration fee doubled from 1% to 2%. Its report puts the total at 7.6% with 5% stamp duty and 0.6% cess.

Payment and loan basics

Adarsh has not published a payment plan for Phase 2. Most under-construction projects link payments to building stages. Ask for the stage-wise schedule in writing.

Ask which banks have approved the project. Check the booking amount and cancellation terms before you sign.

How Phase 2 fits the wider Parkland project

Parkland is a multi-phase campus. Adarsh lists a separate RERA number for each phase. The date digits suggest Phase 1 registered in 2023 and Phase 2 in 2026, but confirm that on the portal.

Adarsh says a bridge will link Phase 1 and Phase 2. Its June 2026 construction photos show the bridge works. They also show Blocks 1 and 2 in Phase 1 and Block 5 in Phase 2.

The Phase 2 brochure master plan shows seven residential blocks and a clubhouse. That plan covers the whole campus, not Phase 2 alone. So older pages on "Adarsh Parkland" may describe the other phase.

This matters in three ways:

  • Price. A Phase 1 rate or size can end up in a Phase 2 headline.
  • Timeline. Phase 1 should finish first. How close it lands to its RERA date is a useful signal for Phase 2.
  • Living on a site under work. If Phase 1 owners move in first, they will live next to Phase 2 building work for a while.

Ask the sales team for a master plan that marks each phase. Ask which amenities belong to your phase and when they open. Our Panathur locality guide shows how the area around the campus is changing.

Layouts: 2.5 BHK vs 3 BHK

Adarsh lists two sizes. Its brochure floor plans add the carpet areas.

The carpet share is our math from Adarsh's figures. It means about a third of what you pay for sits in walls, lobbies and common areas. Compare carpet area, not super built-up, when you weigh rivals.

A "2.5 BHK" here means two bedrooms plus a study. The brochure gives the study as 12'2" x 8'2". That fits a single bed or a work desk. The master bedroom in the 2.5 BHK is 11'6" x 10'11", with a separate dress area.

The 3 BHK plan has three bedrooms, each with a bathroom. It also has a utility area and two balconies. Ask how your unit faces its neighbours before you pick one. The floor plans on our project page show both layouts.

Running costs after you move in

The purchase price is only the start. Plan for monthly and yearly costs too.

Most builders collect one or two years of maintenance up front at handover. Ask how many months Adarsh will collect, and whether GST applies to it. Also ask about a sinking fund and the clubhouse fee.

Large sites with many amenities cost more to run. Pools, courts and lifts need staff and power. A big campus spreads that cost across many flats, which helps.

Still, expect the rate to rise once the owners' association takes over. Our Adarsh Rosewood Bellandur review shows the same trade-off on a smaller site.

Amenities

Adarsh Developers lists more than 50 amenities for Parkland. Here are the ones named on its site and in its Phase 2 brochure, grouped by use.

  • Sports: four badminton courts, a squash court, a football and cricket field, a skating rink, mini golf, tennis, basketball and pickleball courts.
  • Pools: a 25 m lap pool, a kids' pool and a baby pool.
  • Wellness: gym, yoga and aerobics room, outdoor gym, aroma garden, nature trail and a meditation deck.
  • Kids: play areas, a creche and an indoor games room.
  • Social: two party halls, an amphitheatre, cabanas, a pet park and a community garden.
  • Convenience: a grocery shop, outdoor working pods and a cycling lane.

The brochure puts the outdoor sports area at over 75,000 sq ft. Adarsh has not published the clubhouse size. Ask the sales team for it in writing.

Specifications from the builder

Adarsh Developers lists these specs for Parkland:

  • RCC structure built for seismic zone II.
  • Vitrified tiles in living, dining and kitchen, and laminated wood in the master bedroom.
  • Granite in the ground-floor lift lobbies and stairs.
  • 100% power backup for common areas.
  • Dual piping for fresh and recycled water.
  • UPVC windows with mosquito mesh, and fibre to the home.

Parkland sits on Panathur Main Road, off the ORR near Varthur. The distances below come from Adarsh's Phase 2 brochure. It does not give drive times, so we don't either.

Adarsh gives no distance for ITPL, Electronic City, MG Road or the airport. Check those on a map at 9 am on a weekday.

Traffic reality

Short distances do not mean short drives here. Treat every map figure as an off-peak best case.

Deccan Herald reported in January 2026 that Bengaluru ranked as the world's second most congested city in a global traffic index for 2025. Average speed was 16.6 km/h, and each driver lost 168 hours a year. At that speed, even 3.2 km to Prestige Tech Park can take a while at peak.

Panathur has its own choke point. The railway underbridge on Panathur Main Road has long slowed traffic. Deccan Herald reported in August 2024 that the new underbridge would have two vents, each 9 m wide.

How your commute may work

We have not timed these routes, so here is the logic, not a stopwatch figure.

  • To Embassy Tech Village or Prestige Tech Park: you head up Panathur Main Road to the ORR. This is the shortest run, at about 3 km per Adarsh.
  • To Ecospace and Bellandur: you join the ORR and head south-west. This ORR stretch is one of the busiest in the city.
  • To Wipro at Kodathi: Adarsh puts it at 5.8 km, via the Varthur and Sarjapur side.
  • To Electronic City or the CBD: plan for a long trip on congested roads.

A good test is to do your real commute from the site on a weekday. Try it once in the morning peak and once in the evening.

Metro timeline

The Blue Line will run along the ORR from Central Silk Board to KR Puram, through Marathahalli. Deccan Herald reported on 19 August 2026 that trial runs start in October 2026. The minister in charge said the line should open by March 2027.

Work at Marathahalli and Silk Board stations is still pending, per the same report. Adarsh gives no distance from Parkland to a metro station. So expect a last-mile auto or cab ride, not a walk.

Adarsh lists the Phase 2 RERA number as PRM/KA/RERA/1251/446/PR/210226/008479. The middle digits "210226" look like a 21 February 2026 date, which fits a 2026 launch. Confirm that on the portal.

Use this checklist before you pay a token:

  1. Search the Phase 2 number on the K-RERA portal.
  2. Note the Phase 2 land area, unit count and towers from the RERA record.
  3. Note the RERA completion date. That is your legal handover deadline.
  4. Download the approved plan and the commencement certificate.
  5. Ask for the title report and the latest encumbrance certificate.
  6. Confirm the khata type for the land. Our A, B and E khata guide explains why it matters.
  7. Check the portal for complaints against the project.
  8. Ask which banks have approved the project for home loans.

Honest pros and cons

Pros

  • Known builder. Adarsh Developers says it has built in Bengaluru since 1988.
  • Close to ORR jobs. Adarsh puts Embassy Tech Village at 2.7 km and Prestige Tech Park at 3.2 km.
  • Big amenity list. More than 50 amenities, including a 25 m lap pool and four badminton courts.
  • Open space. Adarsh's brochure claims 70% open space on a 21-acre campus.
  • Usable half room. The 2.5 BHK study is 12'2" x 8'2", per the brochure.
  • Clean spec sheet. Dual piping, full backup for common areas and fibre to the home.

Cons

  • No public price. You can't compare offers until you get a signed cost sheet.
  • Unclear wait. Adarsh has not published a handover date. Read it on K-RERA.
  • Early stage. June 2026 site photos show Phase 2 work under way, not near finish.
  • Road stress. Panathur Main Road and its underbridge are known choke points.
  • Metro delay. The ORR metro is due in 2027, and you still need a last-mile ride.
  • Data gaps. Adarsh gives campus figures, not Phase 2 land, units or towers.
  • Carpet share. About 64–66% carpet means you pay for a lot of common area.

Investment view

City data gives useful context. Business Standard reported in June 2026 that Bengaluru saw about 21,670 homes launched and 15,285 sold in April–June 2026. Unsold stock rose 34% year on year to about 79,180 units. Average prices rose 8% over the year.

More supply can slow price growth in busy corridors. It also gives you more room to bargain.

We have no official rental yield for Panathur. So don't buy Parkland as a pure rental play until you check real rents nearby. A home loan also costs you interest every month while the flat is under work.

Our read: buy Parkland to live in. Treat any gain by handover as a bonus. The ORR metro, if it opens in 2027, is the main upside for Panathur.

Parkland vs other Adarsh launches in East Bengaluru

Adarsh has three live launches on this side of the city. They suit different buyers, so it helps to see them side by side. Sizes come from Adarsh Developers.

Tropica has slightly smaller units and sits further south, off Sarjapur Road. Rosewood is the closest to Ecospace and offers a 2 BHK. Parkland gives you the biggest campus of the three.

Pick by commute first. If your office is at Embassy Tech Village, Parkland makes sense. If it is at Wipro on Sarjapur Road, look at Adarsh Tropica Phase 2. If it is at Ecospace, look at Adarsh Rosewood.

Risks to watch until handover

A multi-year wait brings risk. Track these points after you book.

  1. Construction pace. Ask for quarterly photos and check the progress reports on K-RERA.
  2. RERA date changes. Builders can apply to extend a RERA date. Watch the portal for any change.
  3. Road work. Deccan Herald reported in January 2026 that a ₹450 crore upgrade of the 17 km Silk Board–KR Puram ORR stretch was cleared. Expect work zones on your drive.
  4. Metro slip. The Blue Line is now due by March 2027. Don't pay extra for a metro that isn't running.
  5. Supply. About 79,180 homes sat unsold in the city in June 2026. New launches nearby could cap resale prices at handover.
  6. Interest rates. Your EMI depends on rates at handover, not today. Build a buffer.

Buy if you:

  • Work at Embassy Tech Village, Prestige Tech Park or Ecospace and want a short drive.
  • Need a 2.5 BHK with a real study for a home office.
  • Can wait for handover and pay in stages.
  • Value a large amenity set over a central address.

Skip if you:

  • Need to move in within two years.
  • Work in Electronic City or the CBD.
  • Need a fixed price today to plan your budget.
  • Want a strong rental yield from day one.

Questions to ask the sales team

Take this list to your visit. Ask for written answers where you can.

  • What is the exact Phase 2 land area, tower count and unit count?
  • What is the base rate per sq ft today, and what does "all-inclusive" cover?
  • What do car parking, the club fee and the deposits cost?
  • What is the monthly maintenance, and how many months are due at handover?
  • What is the RERA completion date for Phase 2?
  • Which amenities are in Phase 2, and when will they open?
  • Which banks have approved the project?
  • What is the penalty if handover slips past the RERA date?
  • What are the cancellation terms after I pay the booking amount?

What to do next

Start with the paperwork, then see the site. Check the Phase 2 RERA record. Ask for a signed cost sheet that shows every charge. Drive Panathur Main Road at peak hours.
