Adarsh New Launches in Bangalore

This page lists every Adarsh Developers project we sell today. All five take bookings, but they sit at different stages.

Two carry the “new launch” tag: Adarsh Parkland Phase 2 and Adarsh Savana Phase 3. Parkland Phase 2 has its own K-RERA number. Adarsh’s June 2026 site photos show work on its Block 5. Savana Phase 3 is a pre-launch phase of an existing plotted layout. Adarsh has not listed its Phase 3 RERA number or a possession date.

The other three are under construction: Adarsh Rosewood, Adarsh Tropica Phase 2 and Adarsh Welkin Park. Each has site photos in Adarsh’s June 2026 update. An early phase can mean more units to choose from. It also means a longer wait for keys.

Only Savana shows a starting price: an indicative ₹88.25 lakh* for a 1,200 sq ft plot. The four flat projects are price on request. *Indicative; confirm the dated sheet with the Adarsh sales desk.

Budget

Compare the all-in cost, not the base price. A flat under construction attracts 5% GST, per PIB. Karnataka adds 5% stamp duty, a 2% registration fee and about 0.6% cess, per Deccan Herald. On a flat, that is about ₹12.6 lakh per ₹1 Cr. The Savana estimate of about ₹95 lakh* adds only the state charges. Ask how any plot charges are billed.

Location and commute

Pick the project nearest your office. Adarsh lists Ecoworld 1.3 km from Rosewood and Embassy Tech Village 2.7 km from Parkland. Its brochure puts TCS 4 km from Welkin Park. Savana suits jobs on the airport side. A daily drive from there to Whitefield or Electronic City is long. Drive each route at peak hour before you book.

Plot or flat

A plot earns no rent until you build. A flat can earn rent once it is ready. Banks often fund 60% to 75% of a plot’s value, per a Business Standard guide. Home loans can reach the RBI caps of 90%, 80% or 75%, by loan size. Our plot vs apartment guide works through both cases.

Construction stage

Ask what is built today and what comes later. At Rosewood, Adarsh’s June 2026 update shows slab work on Blocks D and E. Welkin Park runs two flat phases, so work may go on after early hand-overs. In a plotted layout, check the roads and drains before you pay.

RERA check

Search each project on the K-RERA portal. Match the phase name, the land area and the completion date. Parkland and Tropica each have separate Phase 1 and Phase 2 numbers. Welkin Park has three. For Savana, Adarsh lists only the Phase I number.
