Adarsh Savana Phase 3 Price List 2026: Full Cost Breakdown

The Adarsh Savana Phase 3 price starts at an indicative ₹88.25 lakh* for a 1,200 sq ft plot. That is about ₹7,354 per sq ft. Add Karnataka stamp duty, other duties and the 2% registration fee, and you pay about ₹95 lakh before builder charges.

Adarsh Savana Phase 3 price list 2026

Adarsh Developers lists four plot types for Savana: Sapphire, Ruby, Diamond and premium plots. It does not publish prices. Our indicative quote covers the 1,200 sq ft plot only. See the Adarsh Savana Phase 3 project page for every confirmed fact.

We have taken that ₹88.25 lakh* figure and applied the same per sq ft rate to each size. Real prices for larger plots may differ. Corner, park-facing and wide-road plots may cost more.

Use these figures to plan, not to pay. Ask for a price sheet that names Phase 3, your plot number and the date. Our project page price section keeps the latest confirmed prices.

What each plot size gets you

The right size depends on the house you plan to build and your budget. Here is a plain guide to each option.

1,200 sq ft (30x40)

This is a common Bengaluru site size. It fits a compact family home, subject to the layout rules. It is the cheapest way into Savana. Many buyers know this size, which can help at resale.

1,500 sq ft (Ruby)

The extra land gives room for a small garden or a second car. At our assumed rate, it costs about ₹22 lakh* more than a 30x40 plot. Check whether the layout rules let you build more on it.

2,400 sq ft (40x60)

This size suits a large family villa with a lawn. It costs twice as much as a 30x40 plot at the same rate. Your build cost will also be much higher. Fewer buyers shop at this price, so resale can take longer.

4,000 sq ft

This is a large estate-style plot. At our assumed rate, it crosses ₹2.9 crore* before charges. Ask how many of these plots exist in Phase 3 and where they sit.

Why prices differ across websites

You will see different numbers online for the same plot. Adarsh Developers publishes no price, so no web quote is official.

Several things can cause the gap:

  1. Old prices. Some sites never update their launch rates.
  2. Different phases. A site may quote an earlier Savana phase.
  3. Teaser rates. Some ads show a low "starting from" figure to draw calls.
  4. Plot mix. A low price may apply to a few plots in a poor spot.

The fix is simple. Ask for the rate in writing. Then check that the phase and plot number match.

Karnataka stamp duty and registration in 2026

The state charges three items when you register a sale deed. Here are the rates Deccan Herald reported in August 2025.

The 2025 registration fee hike

Karnataka doubled the registration fee from 1% to 2%. The new rate took effect from 31 August 2025, as Deccan Herald reported. The paper said the fee was last revised in 2003.

On an ₹88.25 lakh plot, that hike alone adds ₹88,250 to your bill.

Check the rate for your deed

Deccan Herald gives the other duties and cess as about 0.6% in total. The exact split can vary by deed and location. Confirm the rate that applies at the Sub-Registrar office for your survey number.

Guidance value matters

The government sets a guidance value for land. Look up the guidance value for your survey number on the Kaveri portal.

Then ask the Sub-Registrar how it applies to your deed. Our plot document checklist lists the papers you need for this step.

Here is what each plot size costs once you add the state charges. We used 5% stamp duty, 0.6% other duties and cess, and a 2% registration fee.

Worked example: a 30x40 plot, step by step

Let us walk through one purchase from quote to deed. We use the ₹88.25 lakh* figure.

Step 1: Booking. You pay a token or booking amount. The amount varies, so ask. Pay by bank transfer and get a receipt with your plot number.

Step 2: Sale agreement. You sign an agreement for sale. Ask how much the builder will collect before this agreement is registered. Check that against the RERA Act.

Step 3: Milestone payments. You pay the balance in stages, as the payment plan sets out. If you take a loan, the bank pays its share at each stage.

Step 4: TDS. You deduct 1% TDS under Section 194-IA and deposit it. On the full ₹88.25 lakh, that comes to ₹88,250.

Step 5: Registration. You pay about ₹6.71 lakh in state charges. You then sign the sale deed at the Sub-Registrar office. The plot is now yours in law.

Step 6: Khata. You apply to move the khata to your name. Ask the builder who handles this and what it costs.

At the end, your cash out is about ₹95 lakh* plus builder charges. That is the number to plan around. Our khata guide explains step 6.

Builder and other charges to ask about

The state charges are only part of the bill. Builders often add their own line items. We could not find a published list for Savana Phase 3. Ask the sales desk for each of these in writing.

What about GST?

Some builder charges, such as development or club fees, may carry GST. We could not confirm which ones apply here.

Ask the sales desk which items carry GST and at what rate. Then have your CA check the cost sheet.

TDS is not an extra cost

The Income Tax Department sets 1% TDS under Section 194-IA. It applies when the price or the stamp duty value is ₹50 lakh or more. You pay that 1% to the tax department, not to the builder.

How to pay: plot loan basics

Plot loans can differ from home loans. Here is what to check before you plan your down payment.

  • Ask each lender what share of the plot price it will fund.
  • Ask whether it offers a combined loan for the plot and the house you build later.
  • Ask your CA how tax rules apply before you finish building.
  • Ask the builder for the list of banks that have approved the project.

Say a bank funds 70% of an ₹88.25 lakh plot. That is a guess for this example, not a bank quote. Your own cash would look like this:

Ask your lender whether the loan covers stamp duty and registration. Plan to pay them from your own money unless it says yes.

Price per sq ft in context

At ₹7,354 per sq ft*, how does Savana compare? We found no government or major-news source for plot rates in this belt. So we do not print a benchmark table.

Build your own instead:

  • Ask two local brokers for recent resale deals in earlier Savana phases.
  • Ask other branded layouts nearby for a written rate.
  • Check the guidance value for each survey number on the Kaveri portal.

A lower rate can be a good sign. It can also reflect a plot's distance from the main road or the airport. Visit before you judge.

Will the price go up?

Builders often raise rates as a phase sells. Early buyers may get a lower price. We have no confirmed price history for Phase 3, so we cannot say by how much.

A few things can push prices up on the airport side:

  • Progress on the airport metro line
  • New jobs near the airport
  • More traffic on the Satellite Town Ring Road

A few things can hold prices back:

  • Lots of new plot supply from other builders nearby
  • Delays on roads or metro work
  • Higher loan rates

Delays are real. In August 2026, Deccan Herald reported that the Hebbal–airport metro is unlikely to open before September 2027.

Five steps to lock the right price

  1. Get the price sheet. It should be on letterhead, dated, and name Phase 3.
  2. Check the plot number. Match it to the RERA layout plan on the K-RERA portal.
  3. Ask for the full cost sheet. List every builder charge and any GST.
  4. Check the guidance value. Use the Kaveri portal for your survey number.
  5. Compare with resale. Ask local brokers for resale rates in earlier Savana phases.

Do not pay a token until you have steps 1 to 3 in hand. A token paid in a rush is hard to get back.

Cancellation and refunds

Read the refund clause before you pay anything. Builders may keep part of the money if you cancel. Ask how much.

Ask these questions:

  • How much do I lose if I cancel before the agreement?
  • How much do I lose if I cancel after the agreement?
  • How long does the refund take?
  • Do you refund the GST, if any?

Budget beyond the plot

Your spend does not stop at registration. You still need to build a house. Plan for design fees, plan approval, utility links, a compound wall and the build itself.

Also plan for yearly costs while you hold the plot:

  • Layout maintenance charges
  • Property tax to the local body
  • Clubhouse fees, if separate

At ₹88.25 lakh*, Adarsh Savana Phase 3 is a plan-ready figure, not a final one. Adarsh publishes no price, and web quotes differ. Adarsh also lists only the Phase I RERA number. Do not book on a web quote.

Your all-in cost for a 30x40 plot is about ₹95 lakh* before builder charges. Budget ₹1 crore to be safe until you see the full cost sheet.
