What Adarsh Savana is

Adarsh Savana is a plotted township, not an apartment block. You buy a plot of land inside a gated layout. You then build your own house on it, when you are ready.

The developer builds the roads, drains, power lines and clubhouse. You build the villa. That split matters. It means your total spend is the plot price plus your own build cost.

Phase 3 is the latest release in the Savana layout. Adarsh calls Savana its first plotted development.

The developer's pages describe Savana as a whole. They do not always say which facts apply to Phase 3 alone. Keep that in mind as you read, and check the project overview for what we have confirmed.

Who it suits

  • You want land in a gated layout, not a flat.
  • You work near the airport or in Yelahanka.
  • You plan to build in 3 to 7 years.
  • You can pay a large share upfront, in case a lender funds less for a plot.

Who should skip it

  • You work in Whitefield, Electronic City or Sarjapur Road and plan to commute daily.
  • You need rent income soon. An empty plot earns nothing.
  • You want to move in within two years.

Plot sizes and layout

Adarsh Developers lists four plot types for Savana.

The 30x40 and 40x60 sizes are common Bengaluru site sizes. Many home plans and architects work with them. That helps when you build or sell.

A 4,000 sq ft plot gives room for a large villa, a garden and parking. It also costs much more to build on and to fence.

Ask for the Phase 3 master plan before you choose. Then check three things on it:

  • Which way your plot faces
  • How wide the road in front of it is
  • What sits next to it, such as a park, a drain or a boundary wall

Corner and park-facing plots may carry a premium. Ask for the premium list in writing.

What earlier Savana phases tell you

Phase 3 is not the first release. That gives you a useful test. You can look at the phases that came before it.

Adarsh lists a Phase I RERA number, but we could not confirm the handover dates of earlier phases. Ask the sales team for those dates and the RERA records.

Then do your own checks on the ground:

  • Are the roads in the older phases tarred and in good shape?
  • Do the street lights work at night?
  • How many houses have owners already built?
  • Does the clubhouse run on normal days, not just on launch days?
  • Is there water in the lines, or do owners rely on tankers?

A layout with many built homes tells you people trust it enough to live there. A layout with few homes after many years is a warning sign. It may mean owners bought only to hold and sell.

Talk to a resident if you can. Ask about water, power cuts, security and the owners' group. One honest chat tells you more than any brochure. Our plot document checklist helps you frame the questions.

Price: is ₹88 lakh fair?

Our indicative price is ₹88.25 lakh* for a 1,200 sq ft plot. That works out to about ₹7,354 per sq ft.

Adarsh Developers does not publish prices. You may see other figures online. Some may be old launch prices, earlier phases or teaser rates.

That is why the written sheet matters. Ask for a dated price sheet on the builder's letterhead. Make sure it names Phase 3 and your plot number.

How it compares nearby

We found no government or major-news source for plot rates in this belt. So we do not print a benchmark. Ask two local brokers for recent resale deals, and compare them with the Phase 3 sheet.

The real cost is higher than ₹88 lakh

The quoted price is not what you pay. Karnataka charges 5% stamp duty, about 0.6% in other duties and cess, and a registration fee. From 31 August 2025, the registration fee is 2%, up from 1%, as Deccan Herald reported.

For an ₹88.25 lakh plot, these state charges add about ₹6.71 lakh. That takes you to about ₹95 lakh before any builder charges. Our Adarsh Savana Phase 3 price list and cost breakdown shows the full math for each plot size.

About the developer

Adarsh Developers is a Bengaluru firm. It says it has over 32 years of experience in real estate. It calls Savana its first plotted development.

A builder's past work is a guide, not a promise. Look up the firm's other projects on K-RERA. Check whether their handover dates slipped.

Read any complaints filed against them on the portal. A few complaints are normal for a large builder. A long list on one project is worth a closer look.

Location and connectivity

Adarsh Developers places Savana in Yelahanka Extension, North Bengaluru, near Kempegowda International Airport. It markets the layout as plots near Devanahalli.

We could not pin the exact Phase 3 gate location from sources we trust. That matters, because you need it to measure any drive.

Map the distances yourself

Adarsh gives no km distance to the airport. Some websites quote distances, but they do not agree, and we cannot verify them. Before you book, get the gate address and map the drive yourself. Do it at 9 am on a weekday for a fair read.

What is nearby

  • Kempegowda International Airport. The main job and travel anchor for the area.
  • NH 44 (Bellary Road). The main route into the city via Yelahanka and Hebbal.
  • Satellite Town Ring Road (STRR). Its Doddaballapur–Hoskote section opened for tolls in November 2023, per Deccan Herald.
  • Stonehill International School. Adarsh says it is about a 5-minute drive away.
  • Padukone-Dravid Centre for Sports Excellence. Adarsh also puts it about 5 minutes away.

Metro and future projects

BMRCL is building the 27.44-km Hebbal–airport metro section. It had planned to open it by June 2027. In August 2026, Deccan Herald reported the line is unlikely to open before September 2027.

The commute to the city

Hebbal is the gateway to central Bengaluru from this side. Time the drive from the gate to Hebbal and to your office. Peak traffic will stretch both.

If you work in East or South Bengaluru, add Outer Ring Road time on top. That is a long daily drive. Be honest with yourself about it.

Amenities

Adarsh Developers lists a 44,000 sq ft clubhouse and over 50 amenities. It names these features:

  • Cricket pitch, badminton and volleyball courts
  • Skating rink, squash and mini golf
  • Gym, spa and yoga deck

Leisure and open space

  • Restaurant, indoor games and open-air theatre
  • Parks, themed gardens and walkways
  • Creche and community kitchen garden

Layout services

  • LED and solar street lights
  • Rainwater harvesting
  • Green-alert pollution monitors

Ask the sales team for the Phase 3 amenity list in writing. Ask whether the clubhouse already runs for earlier phases, and ask to see it on your visit. Our project page amenity table groups the full list.

This is the part to slow down on.

Which RERA number covers Phase 3?

Adarsh Developers lists one number for Savana: PRM/KA/RERA/1250/303/PR/201001/003613, as the Phase I number. It gives no Phase 3 number.

Other numbers circulate online. We could not verify any of them, so we do not print them. Do not guess. Under the RERA Act, plotted projects of 500 sq m or more must register with the state regulator, per PIB.

How to check

  1. Open the K-RERA portal.
  2. Search the project by name and by the Phase I number.
  3. Open the record. Note the promoter name, survey numbers and completion date.
  4. Match the survey numbers to the ones on your plot's sale agreement.
  5. Download the approved layout plan and check your plot number on it.

Khata and layout approval

Adarsh Developers says Savana has BIAAPA approval and A-khata registration. BIAAPA is the planning body for the airport area. Ask for these papers for your plot:

  • DC conversion order for the land
  • BIAAPA layout approval
  • Release order for your plot number
  • Khata extract for your plot
  • Encumbrance certificate for 30 years

Possession date

We could not confirm a Phase 3 possession date. Dates quoted online differ, and none comes from a source we trust.

The K-RERA record carries the date the builder commits to. Use that date in your plans. For a plot, "possession" means the layout work is done and you can register and build. It does not mean a house is ready.

Payment plan and loans

We could not find a published Phase 3 payment plan. Ask for the payment schedule in writing, with each stage tied to a layout milestone.

Ask each lender what share of the plot price it will fund. Ask your CA how tax benefits apply before you build. Read our plot loan vs home loan guide before you apply.

Keep these points in mind:

  • Ask which banks have approved the project.
  • Ask whether a combined plot-plus-build loan is on offer.
  • Budget for your house build on top of the plot cost.

Budget for your house, too

A plot is only half the spend. You still need to build a house on it. Many buyers forget this when they compare a plot with a flat.

Your build cost depends on the size, the design and the finish you pick. It also depends on the rules for your plot.

Each layout can set limits on floors, setbacks and height. We could not confirm the Savana rules. Ask for the building guidelines for your plot in writing.

Plan for these costs on top of the plot:

  • Architect and structural engineer fees
  • Plan approval fees from the local body
  • Power and water connection charges
  • Borewell or sump, if needed
  • Compound wall and gate
  • Interiors, fittings and landscaping

Some layouts also set a time limit to start building. Check the sale agreement for any such clause. A missed deadline can bring a penalty.

Pros and cons

Pros

  • Four plot sizes. Adarsh lists 1,200 to 4,000 sq ft plots, including 30x40 and 40x60 sites.
  • Big layout. Adarsh lists a 99-acre layout with a 44,000 sq ft clubhouse.
  • Airport side. Adarsh places the layout near Kempegowda International Airport.
  • Known developer. Adarsh says it has over three decades in real estate.
  • Build on your own timeline. You can hold the land and build when you are ready.

Cons

  • RERA gap. Adarsh lists only the Phase I number. You must find the Phase 3 record yourself.
  • No published price. Adarsh publishes no price sheet, and online quotes differ.
  • Unknown wait. We could not confirm a possession date.
  • Hard city commute. Daily trips to East or South Bengaluru will take hours.
  • No rent income. A bare plot earns nothing while you wait.
  • Build cost is extra. A house can cost as much as the plot or more.
  • Hype risk. The airport metro is running late, per Deccan Herald. Do not pay for promises.
  • Slow resale. A plot in a new area can take time to sell.

Risks and how to protect yourself

Every plot purchase carries risk. The trick is to name each one and act on it before you pay.

PIB notes that under the RERA Act, developers and buyers pay the same penal interest for delays. Pay the booking amount by bank transfer or cheque, never in cash. Get a receipt that names the project, phase and plot number.

Read the cancellation clause before you sign. Know how much you lose if you pull out. Our plot document checklist walks through each paper.

Do not sign the sale agreement on the day of your visit. Take the draft home and read it twice.

Ask a lawyer to mark any clause that looks one-sided. A few days of delay costs you far less than a bad clause.

Last, keep a file. Save every quote, email, receipt and brochure. If a dispute comes up later, you will need proof. A neat paper trail makes your case strong.

Investment view

The case for plots on this side rests on three things: the airport, the metro link and road links such as the STRR.

We found no government or major-news source for past price growth in Savana or its belt. Some websites quote high returns. We have not verified them, so we do not repeat them. Past growth does not promise future growth.

A simple way to test the deal

  1. Get the per sq ft rate from the builder in writing.
  2. Ask two local brokers for resale rates in earlier Savana phases.
  3. Compare both with other branded layouts nearby.
  4. Add the 7.6% state charges and any builder charges.
  5. Decide how long you can hold without the money.

If resale rates sit well below the new rate, the new plot may cost too much. If resale sits close to or above the new rate, the new plot looks better.

Questions to ask on your site visit

A site visit is where you test the claims in this review. Take this list with you. Ask for written answers where you can.

  1. Which RERA number covers my plot, and can you show me the K-RERA page?
  2. What is the price per sq ft for my plot, and what premiums apply?
  3. What other charges will I pay, and are any of them taxed?
  4. When is the layout handover date in the RERA record?
  5. Can I see the DC conversion, BIAAPA approval and release order?
  6. Which banks have approved the project for plot loans?
  7. What are the building rules for my plot?
  8. What is the monthly or yearly maintenance charge?
  9. Is the clubhouse open now, and can I use it before handover?
  10. What happens to my money if I cancel?

Walk to your plot, not just the show area. Check the slope, the soil and the road in front. Note any high-tension lines, quarries or drains nearby. Visit once more after dark, if you can.

If the answers are vague, pause. A good developer can back each answer with a paper. Our price list guide lists the charges to ask about.

Our verdict

Adarsh Savana Phase 3 makes sense for a patient buyer. You want land, not a flat. You work north of Hebbal, or you plan to. You can wait a few years and pay a large share upfront.

It does not make sense if you need a short commute to the tech parks in the east or south. It also does not suit you if you need rent soon.

Is it worth ₹88 lakh*? It can be, but only after three checks:

  1. The K-RERA record matches your plot's survey numbers.
  2. The written price sheet matches the quote you got.
  3. Your own drive time from the gate works for your family.
