Price: what a Tropica flat costs
Adarsh Developers has not published a Phase 2 price. Third-party sites quote figures, but they disagree and we can't confirm them. So ask the Adarsh sales desk for a signed cost sheet.
The taxes are easier to pin down. They apply to any flat you book here.

The 5% GST rate without input tax credit has applied since 1 April 2019, per PIB. Deccan Herald reported the 5% stamp duty and the jump in registration fee from 1% to 2%. It put the total state charge at 7.6%.

Adarsh has not published a booking amount or payment plan for Phase 2. Ask for the full schedule and how it links to building stages. Ask which banks have approved Phase 2. Also check the cancellation terms before you pay anything.

About the builder
Adarsh Developers started in Bengaluru in 1988, per its own site. Its registered office is at Langford Gardens in Richmond Town. The group works in housing, offices and hotels.
Adarsh Developers lists 33-plus completed projects and more than 21 ongoing ones. We have not checked those counts against a full list.

How Phase 2 fits the wider Tropica project
Tropica is a two-phase project, and Adarsh lists a separate RERA number for each. Phase 1's number carries the date digits "111022", which points to a 2022 registration. Phase 2's number points to 2025.
That split explains some of the noise online. Some third-party pages seem to mix data from both phases. Tower counts, unit counts and hand-over dates vary from page to page.
Why should you care?
- Timeline. Phase 1 should hand over first. If it lands on time, that is a good sign for Phase 2.
- Shared amenities. Ask which clubhouse and pools belong to your phase, and when they open.
- Building work. If Phase 1 owners move in early, Phase 2 work will continue next door.
Adarsh has posted a Tropica master plan. Ask the sales team to mark both phases on it. Our master plan notes track what Adarsh has confirmed.
Layouts: 2.5 BHK vs 3 BHK
Adarsh Developers lists two unit types for Phase 2.

Super built-up area includes walls, lobbies and shared space. You pay for it, but you can't use it inside your flat. So compare carpet areas when you look at rivals.
The 3 BHK is only about 215 sq ft larger than the 2.5 BHK on paper. That is our math on the smallest units. So the "third bedroom" in the 3 BHK may feel compact. Ask for room sizes on the plan.
A 2.5 BHK means two bedrooms plus a smaller room. Many buyers use it as a study. Check whether it has a window and whether a bed fits.
Ask how many flats share each floor and how many lifts serve them. Adarsh has not published those figures. Compare the layouts with the bigger flats in our Adarsh Parkland Phase 2 review.

Amenities
Adarsh Developers lists 30-plus amenities. These are the ones it names.
- Sports: a tennis court, badminton courts and a multiplay court.
- Pools: a swimming pool.
- Wellness: a health club, meditation pods, a yoga lawn, aerobics and a jogging track.
- Kids: a kids' play area and a play lawn.
- Social: party halls, an amphitheatre and a seating alcove.
- Convenience: a grocery store.
We found no clubhouse size in any source we can cite. Ask the sales desk for it. The amenities list on our project page will add it once confirmed.
Specifications from the builder
- Seismic zone II compliant RCC structure.
- Laminated wood flooring in the master bedroom only, with vitrified tiles in living areas.
- Granite kitchen counter and a stainless steel sink.
- 100% power backup for lifts, pumps and common-area lights.
- Dual piping for fresh water and treated recycled water.
"Master bedroom only" is worth a note. Other bedrooms will likely have tiles. If you want wood in every room, budget for it. See the full list in our specifications section.
Location: what we can confirm
Adarsh Developers places Tropica off Sarjapur Road. We found no official or news source for distances to nearby schools, tech parks or the airport. So we don't print them here.
Ask the sales desk for the exact address. Then check these on a map at peak hour:
- Your office, whether on Sarjapur Road, the ORR or in Whitefield.
- Your children's school.
- The nearest hospital.
- Sarjapur Main Road and the ORR junction you would use.

Traffic reality
Plan for heavy peak traffic on Sarjapur Road and the ORR. Any drive time a seller quotes is a best case.
Bengaluru ranked as the world's second most congested city in a global traffic index for 2025. The average speed was 16.6 km/h, per Deccan Herald. At that speed, even a short commute can take a while at 9 am.
The Silk Board–KR Puram stretch of the ORR also needs work. Deccan Herald reported in January 2026 that the state cleared a ₹450 crore upgrade of this 17 km stretch. Road work there may slow your drive north.
How your commute may work
We have not timed these routes. Here is the route logic instead.
- To offices along Sarjapur Road: a short run to the main road. This is Tropica's best commute.
- To Bellandur and the ORR tech parks: you head north towards the ORR. Expect slow traffic near it.
- To Electronic City: plan for a long ride and test it first.
- To Whitefield: you cross the ORR and head north-east. Peak hours will hurt.

Metro timeline
No metro serves Tropica today. The planned Sarjapur–Hebbal line, called Phase 3A, would run from Sarjapur to Hebbal.
The Karnataka cabinet cleared Phase 3A on 6 December 2024 at ₹28,405 Cr, per Deccan Herald. The 36.59 km line has 28 stations. It then went to the Union cabinet, since the Centre holds half of Namma Metro.
Deccan Herald said building would take about five and a half years after approval. Check the latest status on the BMRCL site. Don't pay a premium for a line that may be years off.
The ORR Blue Line is closer. BMRCL planned trials on the Silk Board–KR Puram line from October 2026, per Deccan Herald. It targets March 2027 for the opening.

This is where Tropica needs the most care. Adarsh lists two RERA numbers, one per phase. Other numbers also circulate on third-party pages.

Go with the Phase 2 number, then confirm it on the portal. The date digits "010325" suggest a March 2025 registration. Verify that too.
Use this checklist before you pay:
- Search PRM/KA/RERA/1251/446/PR/010325/007535 on the K-RERA portal.
- Note the towers, floors and unit count in the RERA record.
- Note the completion date filed there.
- Download the approved plan and commencement certificate.
- Ask for the legal title report and a recent encumbrance certificate.

- Ask which banks have approved Phase 2.

Honest pros and cons
Pros
- Clear RERA split. Adarsh lists a separate number for each phase.
- Published specs. Wood flooring in the master bedroom, dual piping and full backup for common areas.
- Amenities. 30-plus, including a tennis court, a pool and a health club.
- Sarjapur Road jobs. A short run to the main road for tech workers there.
- Established builder. Adarsh has worked in Bengaluru since 1988.
Cons
- No published price. You can't compare value until you get a cost sheet.
- No published hand-over date. Read it on K-RERA.
- Data gaps. Towers, units, land area and carpet areas are not on the Adarsh page.
- No metro soon. Phase 3A still needs Union cabinet approval and years of work.
- Traffic. Bengaluru is among the world's most congested cities.
- Small 3 BHK gap. The 3 BHK adds only about 215 sq ft of super built-up area.
- Maintenance unclear. Adarsh has not published the rate.

Investment view
Tropica is an end-user buy first. We have no rent data for it, since the project is not complete. So we can't give you a yield.
City data gives some context. Business Standard reported these Bengaluru figures for Q2 2026:

Tropica has the smallest flats of the four. That should mean a lower ticket size, but confirm it on each cost sheet. Check each completion date on K-RERA.

Risks to watch until hand-over
Buying off-plan means you carry risk for years. Keep an eye on these.
- RERA record. Confirm the Phase 2 number early on our RERA checklist. Keep a saved copy of the portal page.
- Construction pace. Ask for regular progress photos and check the quarterly updates on K-RERA.
- Date changes. A builder can seek an extension. Watch for any change to the filed date.
- Metro timing. Phase 3A still needs Union cabinet approval. Don't count on it before you sell or rent.
- Road work. ORR upgrades may slow your drive north for a while.
- Supply. Rising unsold stock in the city could hold back resale prices near hand-over.
- Rates. Your EMI will track interest rates over the next few years. Leave room in your budget.
Who should buy, and who should skip
Buy if you:
- Work on Sarjapur Road.
- Want a 2.5 BHK with a study room.
- Can wait for an under-construction flat and pay in stages.
Skip if you:
- Commute daily to Whitefield or Electronic City.
- Need a metro stop within walking distance soon.
- Want a large third bedroom. Check the plan first.
- Need to move in within a year. Look at ready and new options.

- Which is the Phase 2 RERA number, and what completion date does it carry?
- How many towers, floors and units does Phase 2 have?
- What are the carpet areas of each unit?

- Which way do the towers face, and which units get the most light?
- Which banks have approved the project?
